Coworking company heads to Frisco with new location at Hall Park

A shared office firm that’s expanding into North Texas has planted its flag in Frisco.

Serendipity Labs Coworking is locating a new shared office center in the Hall Park development on the Dallas North Tollway and Warren Parkway.

The company will take 25,000 square feet in the new 3201 Dallas Parkway building.

Serendipity Labs is partnering with developer Hall Group on the new location.

"Hall Group is a preeminent developer, known to be at the vanguard of commercial real estate trends, and we welcome them as a partner at our location in the newest Hall Park building," Serendipity Labs’ John Arenas said in a statement. "Their investment in our vision of the brand at the corporate level and at this location level reflects their belief in the growing importance of offering workplace-as-a-service."

Serendipity Labs already has a new location in developer Hall’s KPMG Plaza office tower in downtown Dallas.

"Businesses today are seeking flexible office space options, marketing to the modern employee and future of the workplace," developer Craig Hall said in a statement. "The Serendipity Labs’ hospitality-driven model aligns with our view that the workplace needs to be inspiring to encourage productivity and creativity, while at the same time providing a high level of service to employees and visitors."

The ground level shared office facility will include meeting and event space, a café and shared workspace.

Additional offices, team rooms and meeting rooms will be located on the second floor of the new building.

The coworking center is scheduled to open in September.

Hall Group’s Kim Butler, Brad Gibson and Cynthia Cowen negotiated the lease with Kimarie Ankenbrand and Michael Berman with JLL.

The 12-story 3201 Dallas Parkway tower is Frisco’s tallest office building.

The 300,000 square-foot building is the 17th office project constructed by developer Hall Group in the 162-acre business park.

The 20-year-old Hall Park now has 2.5 million square feet of office space and is expanding its offerings with new retail and restaurant space.

Serendipity Labs now has 10 locations open around the country. A total of eight are planned for the Dallas-Fort Worth area.

It’s one of several coworking companies expanding in the Dallas-Fort Worth area.

WeWork and Common Desk both have new locations in the Legacy business park just south of Frisco.
